What to Expect

Why use Gulf Coast Property Management Co., Inc for your property management needs? Gulf Coast Property Management Co, Inc. has been in business since 2003.  We have the experience to handle any issue that may arise.  We have grown from a few properties in 2003 to over 450 properties today, and still growing.  Our goal has always to maximize the profit for each of our clients through our knowledge and experience.  Below is list of just some of the things that we do for our clients.

What We Do

To get started, we do a thorough market analysis of your property using data from the most recent similar properties that have rented in the immediate area to determine the best rent price for your property. 

  • Preliminary Inspections: We will do a complete walk of your property and let you know of any items that need to be repaired or updated to get you the best tenant and price possible.
  • Routine Inspections: During the course of the lease, we do periodic inspections of the property to ensure the tenant is taking care of the property properly, and noting any preventative maintenance issues that may need to be done.
  • Hurricane Inspections: Hurricanes can be a very chaotic time for owner/investors that do not live in the area. We offer services to inspect the properties after hurricanes to report any visible damages we may see, and coordinate tree removal and/or roof tarping if necessary.  We are not insurance adjusters, and if there is storm damage it is always best to contact your insurance company as soon as you can after a storm.
  • Move Out Inspections: Once a tenant vacates, we do a thorough walk-through inspection of the property, noting any and all areas of damages or cleaning that we may charge to the vacating tenants security deposit.

We coordinate directly with our vendors with any repairs or maintenance that needs to be done before or after the property is rented.  With certain repair limit cost in place, we will notify you of the repair and assist you making the best decision for the repair.

We utilized the most recent software in processing applications where they check for credit history, past rental history and current employment to ensure they find the best qualified applicant for the property. 

We prepare and thoroughly go over the lease with each tenant before they sign the lease, they are aware of what is expected of them as our tenants.  Especially when the rent is due, what items they are expected to do themselves.

We have a team that is vigilant in making sure the tenants pay the rent and pay in on time every month.
