Our Services

As a full service Property Management firm, our management service is designed to make your rental property a trouble-free investment. 

Our goal is to keep vacancies to a minimum and help eliminate costly repairs through careful tenant screening and regular property condition inspections.  We handle all of the bookkeeping, arrange all repairs and maintenance, and we handle the lease agreement and tenant relations.  The tenants contact us if they have a problem, and we contact the tenants if the rent is not paid on time.  We cannot remove all of the risk of owning rental property, but we can help minimize it and at the same time, maximize your cash flow and return on your investment.

OUTLINE OF SERVICES

MARKETING YOUR PROPERTY

  •  Perform initial inspections to determine rental value
  •  Market the property at the highest market rate
  •  Advertise the property in local publications
  •  Place the property in the Multiple Listing Service (MLS)
  •  

TENANT SCREENING

  •  Use the latest tenant screening tools
  •  Verify satisfactory past credit history
  •  Verify satisfactory past rental history
  •  Criminal background check
  •  Past eviction background check
  •  Verify employment and income

TENANT RELATIONS

  •  Collect and escrow security deposits
  •  1 year lease unless specified by owner for less
  •  Florida Bar approved leases
  •  Collect and disburse rental proceeds
  •  Serve past due rent notices by the 6th of the month
  •  Serve tenant notices for actions against the rules of the lease
  •  File evictions (we can not represent you as an attorney, however as long as the eviction is not contested, we can act as an agent for the owner)
  •  Constantly monitor changes in the Landlord Tenant Laws and other areas of potential liability

INSPECTIONS, MAINTENANCE AND ACCOUNTING

  •  Closely monitor the tenant and property
  •  Perform monthly drive-by exterior condition checks.
  •  Perform bi-annual interior/exterior and prepare thorough property condition reports
  •  Schedule and monitor any and all repairs
  •  Respond quickly to all repair complaints
  •  Keep computer records of income and expenses for tax reports.
  •  Provide to you monthly accounting statements and year end reports
  •  Provide 1099-MISC for tax reporting purposes
  •  Offer electronic Direct Deposit of monthly proceeds
